Hot water is the one thing in a house nobody notices until it stops. You find out in the shower, usually on the worst possible morning, and suddenly it is the most urgent job in the place.

The frustrating part is not knowing what you are dealing with. A unit that has stopped heating could be a twenty minute element swap or it could be a tank that has rusted through, and those are very different conversations. Guessing wrong means either paying to repair something that was never going to last, or replacing a unit that had years left in it.

Then there is the slow version. Water that runs lukewarm, hot water that runs out far sooner than it used to, or a puddle that keeps reappearing under the tank. These get lived with for months, and they usually get worse and more expensive rather than settling down.

What we usually find when there is no hot water

On electric units it is most often a failed heating element or thermostat, a tripped safety cut out, or a circuit that has gone off at the switchboard. On gas units it is more often a pilot or ignition fault, a failed thermocouple, or a gas supply issue upstream of the unit. Continuous flow units add their own list, including water flow that has dropped below the rate needed to fire the burner. Relief valves that weep and tempering valves that stick affect both, and both are common in units that have never been serviced. Most of these are repairs rather than replacements, which is exactly why it is worth diagnosing properly first.

When a repair is not the right answer

There is one failure that is not worth chasing: the tank itself. If water is coming from the body of a storage unit rather than the relief line, the cylinder has corroded through from the inside and no amount of work on the outside changes that. Age matters too. Most storage systems run somewhere around ten to fifteen years, and a unit at the top of that range with a significant failure is usually better money spent on a replacement than on a repair that buys a season. We will tell you which situation you are in plainly, and quote both ways when it is genuinely a decision rather than a foregone conclusion.

I have no hot water this morning. Can it be fixed today?

Often, yes. A lot of no hot water calls come down to a tripped circuit, a failed element or thermostat, or a pilot that has gone out, and those are same day repairs where we have the part on the van. We will tell you honestly on the phone whether it sounds like a repair or a replacement.

Is it worth repairing or should I replace the unit?

It depends on age and what has failed. Under about eight years old with a failed element or thermostat is usually worth repairing. A rusted or leaking tank is not, because the tank itself is the failure. We tell you which one you have and quote both ways where it is genuinely a choice.

My hot water is going lukewarm rather than cold. What is that?

That usually points to one of a few things: a failing element in an electric unit, a tempering valve that has stuck, sediment build up in the tank, or a unit that is undersized for how much hot water the household now uses. Each has a different fix, so it is worth diagnosing rather than guessing.

There is water pooling under my hot water system.

Check whether it is coming from the relief valve or the tank itself. A relief valve that weeps is common and often repairable. Water coming from the body of the tank means the tank has corroded through, and that unit needs replacing. Either way it is worth a look before it lets go properly.
